The Heather Properties Pathway Process is designed to guide customers from introduction to homeownership in a structured and supportive timeline. The journey can begin and move quickly—as fast as 2 weeks for initial steps, though most take several months to prepare financially. Once in the program, customers may lease the home for up to 5 years while building equity and working toward mortgage qualification. When ready, the final purchase phase is completed in under 2 months. This flexible, customer-paced timeline ensures individuals and families can succeed at their own speed, with the support they need at every step.

1. Introduction

4. Find House
• Customer selects realtor
• Customer selects home for purchase – within their budget
• Heather Properties contracts to buy the house exclusively for the customer
• Heather Properties does the review, inspection, and provides recommendations

2. Assess Options
• Not qualified for traditional mortgage
• Set plan of action and timeline (Credit, Taxes, Savings, Down Payment Assistance) for qualification
• Select best Pathway option for the applicant

5. Pathway
• Customer moves in and enjoys use of the home as-if their own
• Customer responsible for typical maintenance
• Start earning equity
• Mortgage broker works with customer to ultimately secure a mortgage
• Heather Properties is only around as needed.

3. Prepare for Pathway
• Estimate payment & term options
• Complete CAP (Credit Approval Presentation) to carefully ensure eligibility.
• Customer prepares funds
• Heather Properties secures funds and capacity – in collaboration with banks

6. Purchase House
• Works on securing mortgage based on plan
• Tracks progress with customer
• Customers purchase home with their own mortgage
